1. Booking & Payment

We accept major credit cards, bank transfers, and secure online payments. Full payment details are provided during the booking process.

Depending on the rate you book, either a deposit or the full amount is required to secure your stay.

The exact amount and payment timing are clearly shown during the booking process.

We offer two main rate types: Flexible and Non-Refundable.
The exact terms (refund amount and deadlines) depend on the rate selected during booking.

Flexible Rates: Allow free cancellation up to a specified date. Cancellations after this period, or no-shows, may result in a full charge.
Non-Refundable Rates: Require full prepayment at the time of booking and are not refundable under any circumstances. These offer the lowest price.

Yes. Upon arrival, a valid credit card is required as a damage guarantee of €750.
This amount is not charged upfront.

By providing the card, you authorize us to charge for any damages or excessive cleaning if required, up to a maximum of €750.

Card details are handled securely and deleted after a successful inspection of the villa upon departure.

Payment timing depends on the rate selected during booking.

Flexible rates: A deposit may be required, with the remaining balance due before arrival.
Non-refundable rates: Full payment is required at the time of booking.

Modifications depend on the type of booking selected.

For flexible bookings, changes such as dates can usually be made within the cancellation period, subject to availability.

Non-refundable bookings are generally not changeable.

2. Arrival & Check-In

Check-in is from  15:00, and check-out is by 11:00. These times allow us to prepare the villa to the highest standard for your arrival.

Early check-in and late check-out are subject to availability. Let us know your travel details in advance — we’ll always do our best to accommodate your plans.

Yes, we can arrange private airport transfers upon request.

Your driver will meet you on arrival and take you directly to the villa for a smooth and stress-free start to your stay.

The villas are conveniently located:

• ~15 minutes from Zakynthos Airport
• ~10 minutes from Zakynthos Town

You’ll enjoy a peaceful countryside setting while staying close to everything.

We offer a smooth and flexible check-in experience. We will personally welcome you at the villa.

3. The Villas & Your Stay

Your stay includes private use of the villa and all listed amenities, including Wi-Fi, linens and towels, final cleaning, and a welcome basket upon arrival.

Yes, each villa features a private pool, prepared and ready for your arrival.

Yes, all villas are equipped with air conditioning and heating to ensure comfort throughout the year.

Each villa includes a washing machine, iron, and drying rack. Laundry services can also be arranged upon request.

Cleaning can be arranged during your stay upon request.

For longer stays, we typically offer cleaning every 3 to 5 days, depending on your preferences. Our goal is to keep your stay comfortable while respecting your privacy.

Yes, high-quality towels and bed linens are provided for your stay. Fresh replacements can be arranged during your stay if needed.

Yes, each villa is fully private, including the pool and outdoor areas — reserved exclusively for your stay.

4. House Rules & Policies

To ensure a comfortable stay for all guests, we kindly ask you to keep a few simple guidelines in mind:

Maximum occupancy:
Up to 8 guests (Zante Soleil), 6 guests (Zante Luna), and 4 guests (Zante Starlet)

Events & gatherings:
Small gatherings are possible only with prior approval

Quiet hours:
Please respect quiet hours between 15:00–17:30 and 22:00–07:00

Smoking:
Smoking is not permitted inside the villas

If you have something specific in mind, feel free to ask — we’re always happy to help where possible.

Day visitors:
You’re welcome to have friends or family visit the villa during the day.

Overnight guests:
The number of guests staying overnight should not exceed the maximum capacity of the villa.

Pets may be allowed upon request. Please check with us before booking so we can confirm suitability.

Smoking is not permitted inside the villas. Guests are welcome to smoke in designated outdoor areas.

Please note that any damage caused inside the villa, including burn marks, may result in charges.

5. Location & Getting Around

A car is highly recommended to explore Zakynthos comfortably and at your own pace.

While the villas are conveniently located, having a car allows you to discover the island’s beaches, villages, and hidden spots with ease.

Yes, local shops and supermarkets are just a short drive from each villa, making it easy to pick up anything you need during your stay.

Yes, there are several traditional tavernas and restaurants within a short drive of the villas. To help you make the most of your stay, we’ve prepared a curated guide with our favorite nearby spots — from casual local tavernas to more refined dining options.

Zakynthos is best explored by car, giving you the flexibility to visit beaches, viewpoints, and villages at your own pace.

Distances are relatively short, and most key locations are within a 10–30 minute drive from the villas.

6. Families & Special Requests

Yes, our villas are well suited for families. Spacious indoor and outdoor areas provide a safe and comfortable environment for both adults and children.

Baby equipment such as a cot or high chair can be arranged upon request.

Yes, we can accommodate dietary restrictions where possible. Let us know in advance, and we’ll do our best to tailor your welcome basket or arrange suitable chef services.

Suitability depends on the specific villa and individual needs.

Zante Soleil offers a more accessible layout, including a ground-floor bedroom with an en-suite bathroom, a walk-in shower, and a sink designed for easier use. A portable ramp is also available to assist access from the terrace.

However, please note that the villa is not fully wheelchair accessible, and independent access throughout the property may not be possible without assistance.

Zante Luna and Zante Starlet are set across two levels and require the use of stairs.

7. Experiences & Extra Services

We recommend booking experiences in advance to ensure availability and allow us to arrange everything seamlessly for your stay.

All linens, towels, and essential amenities are provided.

Yes, all villas are equipped with high-speed Starlink Wi-Fi, available free of charge throughout your stay.

Yes, free parking is available at all villas.

Zante Soleil includes one covered parking space, while additional uncovered parking is available on-site for all villas.
